You may have noticed your community pool is getting more crowded. You’ve probably noticed you’re increasingly reliant on the air conditioning in your car. You may have found your beach days stretching well into the evening.

That’s right. The summer months are upon us.

With spring on the way out, our attention turns to the months of June, July, and August. As real estate enthusiasts (to say the least!) we thought about what that means for the home sales.

Longer days means more optimal times for you to show your property. Lighting can play a major role in the first impression left on a potential buyer, and with more optimal light, you may just get that additional nudge to close the deal.

Spring is the time of year when people lose their real estate minds. People clamor to sync up their property purchase with their kids’ school schedule, and often pay inflated prices as a result. If you are listing a property during the summer, you will be exposed to buyers with less competition after the spring rush. This means you could sell your house more quickly and for a better price.

The spring months bring lots of rain. While this can mean finding indoor activities for the kids, it is also great for your garden. With school holidays just around the corner, parents might actually have some time to shop for houses, whether on mini-vacation time or hours freed up without having to drop kids off and pick them up. Families will also be highly motivated to move things along quickly, because they will want to have their children settled before school begins again in August or September.

Not only will families be in a better place to buy, you will be better equipped to handle the selling process. With additional free time in the summer and less urgency needed to sell (see points 1-4!), you will handle the responsibilities of selling your house with ease.
